When it comes to exterior cladding systems like stucco, EIFS (Exterior Insulation and Finish System), and ASV (Adhered Stone Veneer), proper installation and ongoing maintenance are critical to preventing hidden moisture damage. Unfortunately, problems can often occur behind the surface, where they’re not visible to the eye. That’s where our invasive inspection service comes in.
What We Do
Our invasive inspections go beyond a standard visual assessment. We strategically drill small, repairable holes in the cladding to access the substrate behind the surface. Using specialized tools, we can determine whether moisture has penetrated the cladding and if damage to the structure may already be present.
Equipment Used
To provide accurate readings, we use a Delmhorst BDX-20 moisture meter with wall probes, an industry-standard instrument for measuring moisture levels at the substrate. This meter allows us to identify areas of concern and compare readings across multiple locations to determine if there are patterns of intrusion.
Why It Matters
Moisture trapped behind stucco, EIFS, or stone veneer can lead to costly structural damage if left unchecked. An invasive inspection provides the clarity you need to make informed decisions about repairs, maintenance, or negotiations during the home buying and selling process.
Note: Our inspections are not code compliance checks or warranties. Instead, they provide valuable information about the condition of the cladding system at the time of inspection, giving you peace of mind and a clear path forward.
